The area

Two counties, one valley, very different homes

The Verde Valley is a short drive from Flagstaff and Prescott, but it has a character of its own. Sedona itself straddles two counties: the west side and the Village of Oak Creek are in Yavapai County, while Uptown and parts of the east side are in Coconino County. Cottonwood, Clarkdale, Camp Verde and Cornville are all in Yavapai County. The elevation is lower than Flagstaff, so winters are milder, but summer afternoons are hot and the monsoon brings real storms.

Many people here moved to the valley to retire, and many homes were designed for the view rather than for getting older in place. That is the common thread we see: beautiful houses on sloped lots, with steps at the entry, a tub tucked under a window, or a primary bath on a different level from the garage. A safer bathroom is still very achievable. It just starts with a careful look at the path in and the space you have.

Sedona and Oak Creek

Hillside lots, custom homes and split levels. Delivery paths and stairs get checked first, and some homes suit a shower kit better than a one-piece tub.

Cottonwood and Clarkdale

A mix of older homes near Old Town and newer single-story neighborhoods with standard tub alcoves that fit full-size walk-in tubs.

Camp Verde and Cornville

Larger lots, manufactured homes and ranch houses. We measure doors and check floor support before recommending a model.

Delivery

Getting a tub up the hill

A walk-in tub usually arrives as one piece. On the way from the truck to your bathroom it may pass a gravel drive, a set of flagstone steps, a front door with a sidelight, a hallway and a tight turn into the bath. In Sedona and on the slopes around Oak Creek, that path decides the plan as much as the bathroom does.

Before you call, a quick walk-through helps. Note how many steps there are between where a truck can park and the front door. Measure the narrowest doorway on the route with the door fully open. Look for turns where a long, rigid box would have to pivot. If any of it looks tight, a compact walk-in tub or a low-threshold shower kit, which comes in pieces, may be the better fit. We would rather tell you that before you order than discover it on install day.

A tip for view homes: a large window beside the tub is lovely, but it can limit where grab bars and controls go. Mention it when you send photos, so the recommendation accounts for wall space and privacy.

Hard water

Water in the Verde Valley

Water across much of Arizona is hard, and the Verde Valley is no exception. Hard water leaves mineral scale in jets, heaters and drain valves over time, which is why we lean toward air jets over water jets for most buyers, and why a fast-drain valve benefits from a simple cleaning routine. Hardness differs from one water provider to the next, so the most reliable number is the one in your own provider's annual water quality report, often called a Consumer Confidence Report. The EPA explains how to find yours.

If your home is on a private well, as some properties outside town are, hardness and minerals can vary a lot. A water test before you choose a jetted model is inexpensive peace of mind. Our hard water guide covers the care steps in detail.

Before install day

Community rules and quiet streets

Sedona and the Village of Oak Creek have many neighborhoods with homeowners associations, gated entries and narrow streets. Interior work like replacing a tub usually does not need design approval, but associations often care about contractor access, parking, work hours and what goes in the trash. A call before install day avoids surprises. Our guide to HOA and 55+ community rules in Arizona has a short checklist and a sample note you can send.

  • Gate access: give us the gate code or the guard's name, or arrange for someone to let the crew in.
  • Parking: let us know if trucks cannot park on the street or block a shared drive.
  • Haul-away: we remove the old tub, so nothing is left at the curb.
  • Licensing: ask any installer, including ours, for an Arizona ROC license number, and look it up at roc.az.gov before work starts.

Resources

Local help in the Verde Valley

Because the valley straddles two counties, people sometimes wonder which agencies serve them. Most services line up the same way on either side of the county line.

HISA pays up to $6,800 over a lifetime for a service-connected condition or a 50% or higher rating, and up to $2,000 for other veterans eligible for VA care. Original Medicare generally does not pay for walk-in tubs or bathroom remodels. Our funding guide and our Area Agencies on Aging guide explain the next steps.

Decision

Choosing between a tub and a shower here

Verde Valley callers split fairly evenly. Some have dreamed of a long soak after a day on the trails and want a walk-in tub with a heated backrest. Others want the simplest, safest daily shower with no step at all. There is no wrong answer, only the one that matches how you bathe and how your mobility may change.

A walk-in tub suits you if you can sit and stand from a chair-height seat and you want to soak. A low-threshold or roll-in shower suits you if stepping over anything is hard, if you use a walker or wheelchair, or if you would rather not wait for a tub to fill and drain. Our tub or shower guide goes deeper, and the Fit Check gives a quick starting point.

FAQ

Sedona and Verde Valley questions

Do you install walk-in tubs in Sedona and the Village of Oak Creek?

Yes. We install throughout Sedona, the Village of Oak Creek and the rest of the Verde Valley, and we can ship supply-only if you already work with a local ROC-licensed contractor. Hillside homes get a delivery-path check before we quote.

Sedona is in two counties. Which aging agency serves me?

NACOG's Area Agency on Aging serves both Yavapai and Coconino counties, so Sedona residents on either side of the county line start in the same place. Check the DES directory for current contact details.

Is Verde Valley water hard enough to matter for a jetted tub?

Hard water is common across Arizona and can scale jets, heaters and drain valves over time. Check your water provider's annual quality report, or test a private well, and consider air jets plus a regular cleaning cycle.

Where do Cottonwood-area veterans ask about a VA bathroom grant?

Start with your primary care team at the Cottonwood VA Clinic or the Bob Stump VA Medical Center in Prescott, both part of Northern Arizona VA Health Care. A VA physician must prescribe the change for a HISA grant.

Can a walk-in tub go in a Camp Verde manufactured home?

Often, yes, but we check the bathroom size, the doorways and the floor support first. A filled walk-in tub is heavy, and many manufactured-home bathrooms fit a compact tub or a shower better. Our manufactured home guide explains what to check.

Does my HOA need to approve a tub replacement?

Interior work usually does not need design approval, but many associations have rules about contractor access, parking, work hours and debris. A short call or note before install day is the easiest way to avoid problems.

A few photos and measurements are enough for a written quote, a model recommendation and an honest install plan.
